Record rent for 8,000 sq ft penthouse office at 20 Manvers Street, Bath

CSquared advised a leading UK commercial property investment manager on a rent review of 8,000 sq ft of Grade A office space on the 4th floor of 20 Manvers Street, Bath.
20 Manvers Street is a prime, city centre, multi-let office building comprising 45,000 sq ft of BREEAM ‘Very Good’ accommodation. The building was refurbished to a high standard in 2017, at which time an additional 4th floor extension was constructed. It benefits from fully glazed elevations with fantastic views over the roof tops of Bath.
Following the refurbishment in 2017 the 4th floor was let at a record rent for Bath. Once again, at rent review in 2022 it set a new record rent for the city.
The quality of the work environment is becoming an increasingly important recruitment consideration for businesses, and this is translating to strong demand for good quality, modern office space with a focus on employee welfare and collaboration. Rental values for buildings that provide this ‘staff experience’ are continuing to perform well and we expect this trend to continue.
