Who can undertake an RICS Red Book Valuation?
All reputable lenders will require a Valuation to be prepared by a member of the Royal Institution of Chartered Surveyors (RICS) who is both experienced in the geographical area concerned and with the property type to be valued. Further, the Chartered Surveyor must be part of the Valuer Registration Scheme (VRS). This ensures utmost scrutiny and provides a record relevant experience.

What is in a Valuation?
At CSquared we carry out valuation reports for a range of High Street lenders.
A loan security valuation is a detailed report covering a number of elements that contribute to the property’s value. A thorough valuation report will consider an almost endless list of factors, however the principal drivers for valuer are:
- Location
- Property specification, age, condition, quality and obsolescence
- Tenure & Tenancies – how is the income derived and is it reliable
- Planning history, environmental concerns, EPC rating, floor risk
- Economic backdrop and local market trends as well as occupational demand
- Market Rent – likely tenant types, lease terms and covenant strengths
- Market Value – likely purchaser types, investor demand and void periods
- Comparable analysis, methodology and values.
A valuation will assess the risks involved and whether the lender could realistically recoup the amount should you default or be unable to repay the loan. Our reports are succinct but detailed, covering all bases so that there are no bumps in the road to completing your purchase.
