140,000 sq ft Grade A Office Development at Soapworks

The Soapworks development will transform the iconic former Gardiner Haskins site and warehouse into a vibrant mixed use scheme, with 170,000 sq. ft. of offices, coworking, retail, F&B and 243 apartments. Socius’ vision will celebrate the sensitive history of the site whilst creating a vital connection from Old Market to Temple Quay and Bristol’s CBD.  Demolition has commenced with construction due to start in early 2023 with completion late 2024/early 2025.

The CSquared team have been involved in the site for many years, acting for Gardiner Haskins in selling the site to Socius in 2018. Barings have recently bought into the scheme and the teams vision along with our history of the site and knowledge of the local market have manifested into an exciting and unique product built around the iconic Bristol landmark. Designed with sustainability and energy efficiency as their key target, we hope to achieve BREEAM Excellent throughout with renewable energy including solar panels and connection to Bristol’s District Heating Network. Other key strategies including making the development car-free with excellent incentives and routes for those travelling by foot, bike or public transport, and green terraces throughout for office occupiers and residents.

CSquared’s role is on the development advice, marketing and leasing of the commercial aspects of the scheme, which will create a new quarter for Bristol and one that will be a benchmark for mixed use, sustainable, place making communities in the regions.
