The Hub, Aztec West, Bristol

The Hub is a 103,000 sqft office building on Aztec West, the south west’s premier business park.

The CSquared agency team has been retained to advise the Landlord, a London based investment manager, in respect of its strategy in advance of the existing single tenant’s imminent lease expiry.

The Hub was designed by the current tenant (Atkins – a global engineering consultancy) and when completed in 2008 was one of the UK’s most sustainable buildings – incorporating chilled beams, automated windows, a ground source heat pump and rainwater harvesting. CSquared is tasked with assembling a project team to reposition the asset and further enhance the sustainability credentials of the building, taking The Hub to the next level to meet the ESG responsibilities of the modern occupier. The project team includes Architects, M&E Engineers with sustainability expertise, Planning, Cost and Brand Consultants and a Project Manager.

The Hub’s owner purchased the building in 2017 and its sustainability credentials were at the heart of the acquisition rationale. The aspiration now is to provide a building that will set a benchmark for sustainability and amenity that is not just a watermark for Bristol & the south west but nationally.

As well as providing development advice the CSquared Agency and Building Consultancy teams are also liaising with the tenant to ensure an orderly exit and providing advice on branding, marketing strategy and leasing advice both during construction and post completion.
